We have a superb location next to the M90, Forth bridges, Inverkeithing rail link and Edinburgh Airport, within easy reach of Dunfermline, Edinburgh, Perth and Stirling, as well as Kirkcaldy, St Andrews and the East Neuk of Fife.

Northcliff Serviced Apartments and Cottages Information

Booking Information

Here are our principal booking conditions to stay with us at Northcliff, North Queensferry. Please phone or contact us if you have any questions.

  • Arrivals and Departures
    We aim to be totally flexible with arrival and departure times/days to accommodate your working week. Please telephone or contact us to discuss. Normally, unless agreed otherwise, on your arrival day your apartment / cottage will be available from 4.00 pm and on departure day we ask that you vacate by 10.00 am.
  • Prices
    All prices are in Pounds GB.
  • Payments
    For rental periods of less than one month, full payment is required prior to arrival. For longer leases, we will invoice on a monthly basis, payment to be received by the start of each month. Payment normally would be by BACS transfer. Our prices are fully inclusive of gas, electricity, linen/towels, regular clean and fibre broadband.
  • Accessibility
    Some of our cottages and apartments are better suited than others for the less mobile. Please contact us prior to booking to discuss your requirements.
  • Smoking Policy
    For the comfort of all of our guests, smoking is not permitted in any of our accommodation.
  • Pets
    Unfortunately for all our apartments and cottages, apart from the Lodge (see below), we cannot accept pets. For The Lodge, well behaved and correctly managed dogs may stay, subject to a cleaning charge of £25 per dog per week. No dogs are permitted in bedrooms, bathrooms or on furniture. There is a maximum of two medium-sized dogs per booking.
  • Sub-Letting
    The accommodation must not be sub-let and the number of persons using the accommodation must not exceed the maximum number advertised and declared when booking.
  • Inspection and Maintenance
    We or our representatives shall be allowed access to the accommodation at any reasonable time for inspection or maintenance.
  • Damage and Breakages
    Please take good care of our accommodation. Whilst we employ housekeepers, guests are expected to leave the apartment/cottage in a neat and tidy fashion with all bins emptied and all dishes washed and put away. We operate a comprehensive recycling policy and ask that guests assist. Please discuss on arrival.

    You are responsible and liable for any breakages which you cause to the accommodation or its contents. 
    We ask that you report without delay any defects in the property or any breakdown of equipment or appliances. Arrangements for repair or replacement will be made as soon as possible.
